Abdelrahman Kandeel worked at Egypt's Ministry of Finance, then spent fifteen years in accounting in Kuwait. He started with a school. Real estate came after. The Kandeel name was built step by step — not inherited.

Mohamed Talaat is the architect behind Kay90, a 1.4-billion-pound commercial, administrative, and medical complex in New Cairo. Every detail — from the retail floors to the clinics above — started as a line on his drawing board.

Kandeel Group has run schools and an interiors company for years. In 2024, it launched Kandeel Developments — a company focused only on commercial and mixed-use real estate. Its first project is Kay90.

Kay90 combines retail, clinics, and offices in one address on North 90, New Cairo. Instead of separating these spaces across different buildings, Kandeel designed one place where people can work, shop, and get treated without leaving.

Before a single wall was finished, buyers were already signing. The sales team's job was simple to describe and hard to do: convince people a brand-new company could deliver a 1.4-billion-pound building, on time. It worked — and Kay90 is still under construction today.

Composite finale
Eighteen years of schools, interiors work, and other people's buildings. Now, for the first time, there's a project with the Kandeel name on the front of it. Kay90 is where the family stopped building quietly. The name is on the building now.

Every portrait on this page was made from one constant brief: a single moody key light, shallow depth of field, an 85mm lens look and a subtle film grain, then graded per episode toward the palette above. The attitude is taken straight from Kandeel's own photography guidelines: confident, professional, luxurious, and a camera perspective that is never quite normal.
